Known for its tree-lined streets, eclectic architecture, and walkable charm, this area is one of Tucson’s most beloved. The home sits directly across from Himmel Park, giving you instant access to green space, tennis and pickleball courts, a playground, and even a neighborhood library—a wonderful spot to browse books, catch a talk, or find your next read for the stay. This is a place where you can enjoy the best of both worlds: peaceful privacy in a lush retreat, and vibrant community life just outside the front gate. The Home Step inside to a light-filled, open living space designed for comfort and connection. The spacious living room offers plush seating and a massive bar leading into a wide-open kitchen, perfect for both everyday meals and entertaining. With expansive south-facing windows, the home glows with natural light at all hours of the day, making even simple moments—like sipping morning coffee or washing dishes—feel special. The kitchen is a highlight. With abundant counter space, bar seating, and everything you need to cook and serve, it’s an ideal setup whether you’re preparing a simple breakfast or hosting a long dinner with friends. There are three bedrooms: two with king-sized beds and one with a queen. Each is thoughtfully furnished with dressers and inviting linens. Two of the rooms feature desks, including a bamboo standing desk, making this home well-suited for extended stays or remote work. Two bathrooms serve the house: one full bath with a bathtub, and one three-quarter bath with a shower. A washer and dryer are also available for guest use. Modern updates throughout ensure you enjoy the charm of a classic Southwest stucco home with the comfort of reliable heating, cooling, and new plumbing. Outdoor Living This property is as much about being outside as it is inside. The private backyard oasis is surrounded by a five-foot fence, giving you complete privacy. Lush landscaping creates a peaceful setting filled with birdsong—mourning doves, blue jays, and even the occasional Cooper’s hawk. Enjoy the Adirondack chairs in the front yard for sunset views over the Tucson Mountains, or fire up the backyard BBQ to cook as the evening light glows golden across the property. In addition to the main patio, the casita patio and rain basin offer a unique Tucson experience—especially during monsoon season, when watching the basin fill becomes its own form of entertainment. With multiple patios and outdoor “living rooms,” there’s always a new favorite spot to relax, read, or share a drink. Location & Neighborhood The home is set in Sam Hughes, one of Tucson’s most iconic and walkable neighborhoods. Here you’ll find charming historic homes, friendly neighbors, and wide streets perfect for morning or evening walks. Himmel Park anchors the community with walking paths, tennis and pickleball, a playground, and a library just a stone’s throw away. Exploring Tucson is easy: a five-minute bike ride brings you to the University of Arizona, while a 15-minute bike ride (largely along scenic bike boulevards) takes you to downtown Tucson. The airport is a short drive, and the Catalina, Tucson, and Rincon Mountains are all within easy reach for day hikes or scenic drives. And if you don’t bring your own, there’s a bike rental kiosk directly across the street, making it simple to tap into Tucson’s incredible cycling network. Dining & Local Favorites Some of Tucson’s most beloved eateries are within blocks of the home: Tumerico – Named Yelp’s #1 casual restaurant in America, with incredible vegetarian Mexican-inspired dishes. Sonoran House – Cozy coffee shop with local arts and crafts. Yellow Brick Coffee – A must for espresso lovers and breakfast. Transit Tea – Creative, desert-inspired teas. Zemam’s – Authentic Ethiopian food in a welcoming atmosphere. Graze Premium Burgers – High-quality burgers, just a quick stroll away. Borderlands Brewing Sam Hughes – Local brews and tacos on a lively patio. Eegee’s – Tucson’s iconic frozen fruit ice treat, perfect for cooling down. You’ll also find The Loft Cinema (Tucson’s independent theater) a short walk away, as well as countless other local spots to discover. Perfect For… This retreat is ideal for professors, snowbirds, healthcare professionals, couples, or small groups of friends who want more than just a quick trip. Longer stays are welcome and encouraged—this is a space designed for weeks of comfort, not just a weekend stopover. It’s a place to recharge, explore, and settle into Tucson life, surrounded by both the peace of a private oasis and the vibrancy of one of the city’s most treasured neighborhoods. A Note About the Casita The property includes a separate casita with its own private yard. On rare occasions, the owner or a caretaker may be staying there. The casita is fully independent, ensuring privacy for all guests.
